What do I need to know before applying?

You are responsible for checking a number of things before you apply for resource consent. Read through our handy checklist and make sure you know the answers to these questions:

  • Am I allowed to do this?
  • Do I need a resource and/or a building consent?
  • Who do I need to talk to?
  • What are my obligations?
  • How long will it take?
  • How much will it cost?
  • What can I do if it goes wrong?

Wanting to subdivide?

You, or your agent, will need to apply for a subdivision resource consent if you want to divide land or buildings for separate ownership, such as new lots or sections, unit title, flats plan (cross lease), or company lease.

You may need to attend a pre-design or pre-application meeting prior to lodging your resource consent application. The purpose of a pre-application meeting is to facilitate communication between applicants and the council so that the applicant can make informed decisions about applying for consents, permits or licenses.

Step 1: You

Applications are formally accepted when all relevant documents are included, fees paid, and a full explanation of the proposal, assessment of effects, plans and checklists are included.

Step 3: Council

Application assessment

Once we have your application, we will:

  • check it is complete
  • check with experts if they need further information
  • consider all information in the application, check the assessment of environmental effects and consider affected parties
  • in a non-notified consent process, assess consent under delegated authority by Council
  • in a notified consent process, identify affected parties with their feedback sought (limited), or we will advertise the consent request and seek public feedback (public)
  • in some cases hold a pre-hearing meeting with the applicant and submitters
  • hold a public hearing in some cases
    decide whether to grant or decline your application based on Council plans, rules and potential effects.
